Stratford South is a 175-unit co-living development in Plaistow, in the London Borough of Newham, within the Stratford growth corridor. The scheme is progressing through Gateway 2 under the Building Safety Act regime, with completion targeted for 2029.
The site is located approximately 100 metres from Plaistow Underground station (Zone 3), providing access to Canary Wharf, the City and central London in approximately 20 minutes. The location benefits from proximity to Stratford and Canary Wharf, with the University of East London and Queen Mary University of London within the wider catchment.
The scheme has been designed in accordance with the London Plan framework for large-scale purpose-built shared living and applicable energy, sustainability and environmental requirements, alongside statutory building regulations. Planned amenity includes a reception café, residents’ gym and co-working space.
London’s addressable co-living market is estimated at approximately 680,000 target-market households, compared with approximately 8,500 operational units. Purpose-built supply remains limited relative to the estimated demand base, while planning, construction costs and financing continue to constrain viable new delivery.
