Ailon’s 175-unit Stratford South co-living development progressing through Gateway 2

London | May 2026

Ailon’s 175-unit co-living development at Stratford South, in the London Borough of Newham, is progressing through Gateway 2 under the Building Safety Act regime. Completion is targeted for 2029.

The scheme has been designed in accordance with the London Plan framework for large-scale purpose-built shared living and applicable energy, sustainability and environmental requirements, alongside statutory building regulations. Planned amenity includes a reception café, residents’ gym and co-working space.

Location

The site is located approximately 100 metres from Plaistow Underground station (Zone 3), providing access to Canary Wharf, the City and central London in approximately 20 minutes. Plaistow forms part of an established East London regeneration corridor, with Stratford and Canary Wharf providing major employment, retail and leisure destinations and the University of East London and Queen Mary University of London within the wider catchment.

Market context

Co-living addresses a broad renter cohort, including postgraduate students, graduates, young professionals and other urban renters seeking professionally managed, amenity-led accommodation. London’s addressable market is estimated at approximately 680,000 households, compared with approximately 8,500 operational units.

Operational stock remains limited relative to the estimated addressable market, while planning, construction costs and financing continue to constrain viable new delivery. Ailon’s strategy focuses on well-connected London locations where underlying renter demand is deep and the pipeline of purpose-built supply remains limited.
